Project in Trafford (Fabric First)

We collaborated with a Private Property Investment Trust in Trafford to deliver a targeted fabric-first retrofit across a portfolio of 20 rental properties. Our goal: to significantly improve thermal performance, secure compliance with upcoming MEES regulations, and enhance tenant comfort by tackling heat loss through suspended timber floors.

Project Summary

Challenge: 20 inter-war semi-detached rental properties (EPC D60-D65)
suffering from cold draughts, high air permeability, and tenant discomfort due to uninsulated, suspended timber floors.

Solution: A targeted Fabric-First Intervention involving the installation of
150mm PIR insulation board beneath the ground floor of each property, coupled with precise air sealing and the integration of modern, zone-controlled Smart Thermostats.

Success & Outcomes: The average EPC rating increased to a low C (C70-C73), securing compliance ahead of MEES regulations. Air permeability testing confirmed a 40% reduction in uncontrolled air
leakage. Tenants reported a dramatic improvement in thermal comfort, leading to a recorded 25% reduction in heating usage.

Project Management: Phased delivery (5 properties per phase) allowed the client to maintain rental income flow with minimal void periods.
